Following the rebranding and relocation to a new headquarters near Bury St. Edmunds, Denbury Homes are looking to build the team and employ a Land Estimator who will be responsible for all aspects of the Land Estimation process.
This role is based within the Land and Development Team which focuses on acquiring land in Suffolk, Norfolk, Essex, Cambridgeshire, Hertfordshire, Lincolnshire, and Bedfordshire. The team manage all aspects of the pre-development process including Land, Planning, Design, Engineering and Technical.  You will be an integral part of this team and act as a crucial link between Construction and Land.

Responsible To
- Head of Land
Scope of Work
- Preparing land cost appraisals and estimate costs for new land opportunities.
- Prepare and complete site-specific take offs to inform the land appraisals, following the issue of working drawings.
- Liaise with the Commercial/Technical/Engineering teams to consider alternative site strategies.
- Ability to understand and analyse documentation from planning and technical to inform land appraisals.
- Prepare relevant and reliable forecasts which will be presented to the wider company.
- Ability to cashflow developments based on anticipated start dates in order to accurately measure ROCE.
- Ability to create and present an overview of completed land appraisal to the Land Director prior to bid submissions.
- Monitoring latest costs and technologies with the Commercial and Technical teams accordingly.
- Business plan cashflow reviews.
Candidate Requirements
- Previous construction experience with at least 3 years in the sector.
- In-depth understanding of Microsoft Excel.
- Good knowledge of the Company’s operational area being Norfolk, Suffolk, Essex, Cambridgeshire and Hertfordshire preferred.
- COINS experience beneficial but not essential.
- Ability to work independently, to be self-motivated and well organised.
- Good communication skills for dealing with multi-disciplinary teams.
- The ability to recognise problems and deal with them in an efficient and speedy manner.
- Good knowledge of Microsoft Office, Excel and Word.

Candidate Requirements
- A relevant planning qualification to degree level/ eligibility for RTPI membership, preferred.
- At least five years’ experience of working either as a planning professional within development company, planning consultancy or local planning authority, preferred.
- Working knowledge of Microsoft Office, preferred.
- Proven track record in planning residential schemes, with a sound understanding of national and local planning policy, urban design, good placemaking principles and creating communities.
- Understanding of engineering, landscaping, ecological and heritage principles which will influence the delivery of projects.
- Experience of the production documents and relevant administrative tasks required for the submission and management of outline, reserved matters and full planning applications.
- Good knowledge of the Company’s operational area being Norfolk, Suffolk, Essex, Cambridgeshire and Hertfordshire, preferred.
- Ability to work as part of a team, drawing upon the knowledge of colleagues in a multi-disciplined environment.
- An ability to manage your individual workload and be self-motivated in order to meet agreed project timescales.

Job responsibilities
- Assist the Planning Manager with the planning review of new land acquisition opportunities.
- Submission of planning applications and related Town and Country Planning Act consent applications via the Planning Portal with inputs from the wider team in accord with key target dates.
- Assist the Planning Manager with delivering immediate and strategic land opportunities
- Produce accurate written work with consideration of planning policy, commercial factors, technical constraints and sales opportunities.
- Attend pre-application meetings and any other relevant meetings of engagement with local planning authorities.
- Co-ordinate and manage external consultants as appropriate, including planning consultants, heritage advisors, ecologists, landscape architects, and designers alongside the management of invoices, purchase orders, appointment documents for the necessary consultants.
- Contributing to negotiations of Section 106 planning obligations and planning conditions.
- Preparing relevant Community Infrastructure Levy submission documentation.
- Keeping up-to-date with planning policy and planning practice guidance particularly relating to large scale residential led development projects.
- Attend meetings and site visits with the public and local community representatives as required.

Due to planned growth we are seeking a motivated, highly driven, and commercially astute Quantity Surveyor to join the Commercial team at our head offices in Bury St Edmunds, Suffolk, IP33 3WD.
As a Quantity Surveyor you will be accountable for the commercial management of various new build residential projects across East Anglia reporting directly to the Commercial Manager.

We are seeking a full time or part time Payment Clerk to join our business to administer the subcontractor ledger and assist with purchase ledger.
Denbury Homes are a privately owned Suffolk based traditional house builder. We are currently building in various locations across East Anglia. For more information, please check out our website www.denburyhomes.co.uk.
In your role you will ultimately be responsible for processing subcontractor invoices to strict deadlines.
We utilise COINS to administer our subcontractor ledger, so any experience of COINS would be beneficial but not essential- training can be provided.
The candidate should be used to a large proportion of data entry. The role will involve liaising with the subcontractor database; assisting with any invoice/payment queries they may have. This is a high volume, deadline driven role; so, you will need to be self-motivated and self-disciplined; but also, be able to work as part of the commercial team to achieve deadlines and accommodate the commercial team.
The role will also involve some general office administrative duties.
The ideal candidate will have: –
- Strong numeracy skills and an understanding of general ‘bookkeeping’ principals.
- An understanding of VAT, tax, materials/labour etc.
- CIS experience beneficial.
- Experience in a high volume, high value, multi-account environment.
- A keen attention to detail, and ability to spot any errors or anomalies in transactions.
- Good communication skills, both written and telephone.

Due to planned business growth, Denbury Homes are actively looking to expand the Customer Care department, and are therefore considering either a Trainee or a Coordinator to join the team. Our Head office is located in Westley, just outside Bury St Edmunds.
Reporting to the Head of Customer Care, you will be responsible in assisting the team with the day-to-day coordination and administration of all Customer Care within the business, ensuring that all communication with our customers is documented and effectively communicated to the wider team.
About the Role:
- Ensure the Customer Care department is compliant with all the companies’ policies and procedures
- Answer all phone calls, emails, and any other enquiries; and provide detailed reports to the relevant persons within the organisation.
- Update Clixifix system in a timely and efficient manner to ensure the Head of Customer Care has up to date records on a frequent basis and that KPI’s are met.
- Review and record all communication with customers on the Denbury Homes database.
- Liaise with Site Managers, Contracts Managers and Contractors prior to arranging any meetings with customers for the Head of Customer Care.
- Ensure all remedial works are tracked and monitored to ensure they are executed to the required standards within the agreed timescales.
- Provide feedback to the Construction/Operations team
- Acknowledging and escalating complaints in line with the company policy.
- Coordinate maintenance operatives, suppliers and subcontractors.
- Ensure improvement of customer satisfaction ratings
- Undertaking any additional tasks as may reasonably be required.
